So you are ready to buy a land in Lagos? These are the 5 things you must check before you buy, so you don’t waste your money.

The location usually determines the value of the land you want to buy. We usually advise our clients to buy lands in developing areas. Here’s why;
- If you want to invest, don’t buy land with no resale value.
- If want to start a business, don’t buy land completely isolated from potential customers.
- If you’re looking to build a house, don’t buy land you can’t build on.
Check to see if the surrounding environment is not polluted.
Make sure there are no toxic substances in the area, like refuge disposals, poisonous smell from farms, carbon dioxide from manufacturing industries, etc.
Most importantly, ensure that the area has good drainage and is not prone to flooding. This can get really bad during raining seasons.
3: Zoning Restrictions.
Get adequate information about the zoning permits of the area where you plan to buy the land.
For instance, you can’t build a factory where government has already marked for residential building. Even if the area is for residential building, know the kind of building the government permits for the area.

4. Soil Quality and Composition.
Know the quality of the soil. This will tell you the extra amount you will spend to sand fill the land before you can start the foundation of your house. That’s if you want to start building immediately.
5. Legal Documents.
Before you make any payment. Please check if the land has the following documents;
- Title of the Land.
- Certificate of registration
- Survey Plan
- Deed of Assignment
- Excision and Gazette.
- C of O (certificate of occupancy)
- Valid receipt
Other things to confirm include; size of the land, safety, security and pricing. All these should not be a problem if you work with a professional realtor.
